At this stage we evolve the planning drawings into a fully developed scheme with full technical drawings detailing the foundations, floor wall and roof construction, structural layout and key junction details, As well as providing a schedule of the works involved.
We will compile the technical drawings into a building regulations package complete with the relevant notes and lease and submit them to an approved inspector who will certify the schemes compliance with the building regs.
As well as focusing on the external appearance of your project we also offer a full internal service where we can specify everything from the finish of the walls to the floors including fixings and soft furnishings and everything in-between. We also do bespoke joinery where we can make the features in you home unique to you.
Tender & Construction contracts
When the designs are finalised and ready to move forward we will offer advise on an appropriate building contract to use and guide you through the process as well as the roles and duties involved with it.
We can either continue with the job through to construction stage and physically build the scheme, or should you wish to go to tender and engage other contractors, we will compile a full tender document with a detailed schedule of works. A selection of relevant contractors will then be invited to tender and given 4 weeks to return their tender submission detailing a lump sum fee and the timescale for works.
